Transactional Funding / Execution Capital

Because Opportunities Do Not Wait

At CapCana Capital, we believe that every successful real estate investment begins with one thing: the ability to execute.

We often say that execution begins with understanding. Sometimes understanding the opportunity means recognizing that the greatest obstacle is not finding the right property. It is having the right capital available at precisely the right moment. A seller may require a substantial earnest money deposit. A closing may need to occur in days rather than weeks. An assignment may not be permitted. A seller may be willing to finance part of the purchase. Execution capital exists to bridge those moments.

Earnest Money Deposit (EMD) Funding

For many investors, the biggest challenge is not qualifying for the purchase. It is securing the contract. A meaningful earnest money deposit demonstrates credibility, strengthens an offer, and often determines whether a seller accepts one buyer over another. Rather than allowing available cash to limit the number of opportunities you can pursue, execution capital can help preserve liquidity while allowing you to compete for multiple projects at once. Instead of having significant cash tied up in several deposits, those funds remain available for renovations, reserves, acquisitions, or the next opportunity.

Double Closings (A-B / B-C Transactions)

Not every transaction can be completed through an assignment of contract. Certain states restrict assignments. Some sellers prohibit them altogether. In other situations, an investor may simply prefer that the original seller not know the resale price or the profit generated. A properly structured double closing creates two independent transactions. The property is first acquired from the original seller, then conveyed to the end buyer. Execution capital provides the temporary funds necessary to complete the first acquisition, allowing both transactions to occur in accordance with applicable laws, closing requirements, and title procedures.

Stack Method Funding

Some of the most creative acquisitions happen when the seller becomes part of the financing. In a stack method deal, also known as a seller carry-back, you obtain a new loan to purchase the property, and the seller agrees to carry back your down payment in second position behind that loan. Stack method funding provides that down payment at the first closing, then steps aside once the seller’s carry-back financing is in place, exactly as the two of you have agreed. It is a way to acquire a property with the seller’s participation, without locking up your own cash in the down payment.

From Acquisition to Long-Term Ownership

Not every transaction can be completed through an assignment of contract. Certain states restrict assignments. Some sellers prohibit them altogether. In other situations, an investor may simply prefer that the original seller not know the resale price or the profit generated. A properly structured double closing creates two independent transactions. The property is first acquired from the original seller, then conveyed to the end buyer. How we think at CapCana Capital

Execution capital is not a single loan product. It is a collection of financing strategies designed to help investors move confidently through the critical moments of a transaction, including EMD funding, transactional funding, double closings, stack method and seller carry financing, bridge financing, DSCR exit financing, gap funding, and portfolio growth strategies.

We do not begin by asking what loan you need. We begin by asking what has to happen for this transaction to succeed. Because successful investing is not measured by how many deals you find. It is measured by how many opportunities you are able to execute.

And that is why, at CapCana Capital, we believe execution begins with understanding.

EMD & Transactional Funding FAQ

What is transactional or execution funding?
It is short-term capital that helps an investor complete the critical moments of a deal, such as funding an earnest money deposit or a same-day double closing. It is less about long-term financing and more about making a specific transaction possible.
What is EMD funding?
EMD funding provides the earnest money deposit needed to secure a contract. It lets an investor put up a meaningful deposit without tying up their own cash, which preserves liquidity for renovations, reserves, or the next opportunity.
What is a double closing?
A double closing is two separate transactions completed in sequence, where a property is purchased from the original seller and then sold to the end buyer. Transactional funding provides the temporary capital for the first purchase, which is useful when an assignment is not permitted or when an investor prefers to keep the resale price private.
What is Stack Method funding?
Stack method funding, also called a seller carry-back, applies when you obtain a new loan to purchase a property and the seller agrees to finance your down payment in second position behind that loan. The funding covers your down payment at the first closing and is then replaced by the seller’s carry-back financing after the purchase, as agreed. It is a way to acquire a property with the seller’s participation without tying up your own cash in the down payment.
Why would I use transactional funding instead of my own cash?
For active investors, keeping cash tied up in several deposits at once limits how many opportunities they can pursue. Execution capital lets those funds keep working elsewhere while still allowing you to compete for multiple deals.
