DSCR Rental Loans

Every Investment Property Has a Story, And So Does Its Financing

At CapCana Capital, we believe the first step in finding the right financing is understanding what makes your investment unique.

We often say that execution begins with understanding. Before capital can be structured, before terms can be negotiated, and before closing can become a reality, there must first be a clear understanding of the asset, the investor’s objectives, and the business plan behind the opportunity.

Before we ever discuss interest rates, leverage, or loan terms, we want to understand the property, your investment strategy, and where you plan to take the project over the next several years. Those conversations matter because the most successful financing solutions begin with asking the right questions, not by trying to fit every investment into the same lending program.

Our role is to understand the business plan behind the real estate. Once we understand what you are trying to accomplish, we can identify the capital sources whose experience, underwriting philosophy, and risk appetite are best aligned with your objectives. We believe capital should support the asset’s intended use, not force the asset to conform to a lender’s standard template.

Student Housing

Student housing is an excellent example. To someone unfamiliar with the market, a property occupied by students may simply look like an apartment building. Experienced capital providers know better. Student housing can include:

  • Single-family homes rented to students
  • Duplexes, triplexes, and fourplexes located near campus
  • Small apartment buildings serving university populations
  • Dedicated student apartment communities
  • Purpose-built student housing

Each operates differently. Lease structures, occupancy cycles, guarantor requirements, and rental demand all influence how a capital provider evaluates the opportunity. Rather than asking who offers a DSCR loan, we ask who has demonstrated success financing this type of asset. That distinction often leads to stronger financing strategies and better long-term outcomes.

Senior Housing

The same principle applies to senior housing. This market includes several very different property types:

  • Independent Living Communities
  • Active Adult (55+) Communities
  • Age-Restricted Apartment Communities
  • Assisted Living Facilities
  • Memory Care Facilities
  • Skilled Nursing Facilities

An independent living community is primarily an income-producing real estate investment. A skilled nursing facility, on the other hand, is heavily influenced by healthcare operations, staffing, licensing, and regulatory oversight. Those differences influence not only how a project is evaluated, but also the type of capital that is most appropriate and the information needed to support the request.

Specialized Rental Strategies

Real estate continues to evolve, and the capital markets continue to evolve with it. Today, many financing institutions have developed programs tailored to specialized rental strategies such as:

  • Short-term vacation rentals
  • Medium-term furnished housing
  • Traveling nurse housing
  • Corporate housing
  • Military housing
  • Build-to-rent communities
  • Co-living properties
  • Rent-by-the-room investments

Each of these niches has unique operating characteristics. The better we understand how a property operates, the more effectively we can align it with capital providers that understand the same market.

How we think at CapCana Capital

We organize our knowledge of the capital markets around the way a property is actually used, working with financing sources that specialize in single-family rental investors, small multifamily, apartment owners, student housing, short-term rentals, build-to-rent, manufactured housing, mobile home parks, senior housing, mixed-use owners, portfolio refinance borrowers, and cross-border investors throughout the United States, the Caribbean, and Latin America.

We do not measure success by the number of lenders we contact. We measure success by how well the financing supports your vision, your business plan, and the long-term performance of your investment. Because when the right capital is aligned with the right asset, great projects have the opportunity to become lasting investments.

And that is why, at CapCana Capital, we believe execution begins with understanding.

DSCR Rental Loans FAQ

What is a DSCR loan?
A DSCR loan qualifies a borrower based on a property’s cash flow rather than personal income. DSCR stands for debt service coverage ratio, which compares the income a property produces to the debt payments it must cover.
Do I need to provide tax returns or prove my income?
Generally no. Because qualification is based on the property’s performance, DSCR loans typically do not require tax returns or personal income verification, which makes them well suited to self-employed investors and those with several properties.
What DSCR do I need to qualify?
Requirements vary by lender, but the property’s income usually needs to cover its debt payments, and stronger coverage often improves terms. Some programs will consider properties whose coverage is still developing, which is one reason understanding the specific deal matters.
Can I use a DSCR loan for a property I already own?
Yes. DSCR financing is used for both purchases and refinances, and a refinance is a common way to move a stabilized property out of short-term financing and into long-term ownership.
What types of properties work for DSCR loans?
Single-family rentals, small multifamily properties, and many short-term and specialized rentals can qualify. The key is that the property produces income that can be evaluated on its own merits.
